Mr. Mellor Senior still maintains a keen interest in the company's development, whilst his son, Colin Mellor, is now Chief Executive, working alongside Managing Director, Peter Barlow. I had the misfortune of using Edward Mellor to sell a property, and also mortgage arrangement. The experience from start to finish was mostly negative. On the selling aspect, I was consistently told by viewers of my property that it was bigger than the photos suggested and that the photos taken didn't do it justice. The buyer unfortunately messed me around, having hired conveyancers who did not complete any work, which admittedly isn't Edward Mellors fault; however, representatives for Edward Mellor seemed to be a detriment to trying to get the sale over the line.
I mostly dealt with a representative called Georgina, who it proved to be a struggle to get through to, as my calls usually went to voicemail. Only once I withheld my phone number did I get through. Requests to chase the buyers side were routinely met with excuses why they couldn't, including 'your solicitor should do this' despite my solicitor having no contact with the buyer themselves, only their conveyancers who were themselves not returning contact. Explaining this situation and asking Edward Mellor to chase the buyer themselves to push did not prove successful. Updates were not given by Edward Mellor in a prompt fashion, so I had to chase frequently.
In addition, Edward Mellor were often relaying messages that were days old (i.e. outdated information). Eventually, after 6 months of pain, I had to withdraw from sale to the original buyer and relist my property. It was listed at the original price and the original list date, neither of which were correct the 2nd time around, having revised the asking price.
This took a while to be corrected, as well as several phone calls, and with website listings looking like the property had been listed for sale since the original date, this will have looked like a giant red flag on the property that it hadn't sold in 6 months in a fast moving market. I would have made a complaint about the service, but I was so exhausted from having to do all the work, that I paid the selling fees and moved on with my life.
On the mortgage arrangement side, I will say that I dealt with someone called Chris who was excellent. However, a number of months after my sale, I received emails asking for the mortgage arrangement fee. However, these went straight to my junk folder. Not once was a letter or a phone call made to chase this, so when I eventually stumbled upon the emails, I was rather unimpressed to find an email referencing debt collection.
In addition to this, the fee request email came from a xero link, which looked like spam/phishing. I got in contact with Edward Mellor and spoke to the person whose name was attached to the xero link. He had no clue about it and claimed he was only involved in the setup of their xero accounting software. I eventually spoke to Stephen, their head of Financial Services and raised a complaint.
He offered me a rather stingy 50 off which I was unhappy with. Eventually, Openwork were involved to settle the dispute, but no call/letter etc was sent to me regarding the outcome. A number of weeks later, Stephen emailed me regarding payment, but sent the xero link asking for the full payment rather than the goodwill gesture discount. Overall, I spent 2750 on the selling fees and mortgage arrangement.
I did not receive value at all, as Edward Mellor put me through incredible stress over a 12 month period and it was only thanks to my work that I managed to complete my move. Please steer well clear.

I think Iain Prideaux does his best but unfortunately my overall experience with Edward Mellor is not a positive one. They recommended JMW solicitors to oversee the conveyancing and It can honestly say I have never encountered such incompetence from a so called professional businessman in my entire life. There is also no help or guidance from Edward Mellor once a sale has been agreed - theres supposed to be a sales progression manager assigned to each property sale but I never actually heard from mine!

The only advise i can give you is go somewhere else. be aware using this "estate agent" you'll end up paying made up fees, coming out of nowhere extra money. always trying to rip you off. worst experience of tenancy ever. multiple times had to wait weeks(exactly weeks not days) for easy repairs like shower not working or leaking rooftop. even done some job to make the house look decent their way to say thank you was increasing the rent. i wouldn't even recommend this "company" to my worst enemy.

I had booked a view with this agency. After 5 minutes waiting for agent/landlord, who gonna show me the property I've called an agency to confirm, if everything is fine. I was told that there is a bad traffic and I should wait just for couple minutes more. I was waiting more than an hour and nobody arrive, nobody call me back or answered my calls.

Absolutely DISGUSTING service. Staff are rude, arrogant, think they've put you on hold and then slag you off! NEVER use these wasters. Rented us a house with asbestos! Riddled with silverfish. Bath taps didn't work, boiler broke, no heating, shower was a joke. Only took them 6 months to get it fixed, whilst ripping off the landlord in the process.
All the works are carried out by the staffs 'friends and family' obviously back handers so rip landlords off as well as tennents! Spent a lot of money on the property as was promised a long term let. Once we had the place looking fab, they wanted us out! They lie about getting in touch with landlords. And lied to the Deposit holding scheme stateing we owed rent. When we didn't! So THEY kept our deposit. Greedy and unprofessional. AVOID! My Mother had tonnes of issues when buying her house through these too.

We had a terrible experience with edward mellor. We found the staff very rude and unhelpful and we felt they never listened to any of our concerns about the property. We moved out of the property 6 months ago and still waiting to get our deposit back. AVOID EDWARD MELLOR ESTATE AGENTS AT ALL COSTS as they try to rip you off wherever possible and lie about cleaning the property before you move in. When we moved in the house was very dirty. Would never rent with them again, it was very disappointing
