They Refused to refund my deposit of 1178 at the end of my tenancy after i have painted the house to its newest state and deep cleaned to its highest standards. They were very guilty to accept that i left all in order and they preffered to say that the person who was my agent was no more working with them and anytime i needed my money they will claim that the person responsible is not working with them anymore! Aruna Estate Horsham is the worst Estate agent in the UK!
The are all thieves ******big time thieves! big big time liars! big big time scammers! They used another estate agent to rent out their property to me. Once I signed the tenancy they presented themselves as management team. In this building of 9 flats we had a communal electricity room. The refused to grant access to the electrical room for engineers to install my TV and internet.
I was there for 15 months without TV. Engineers installed my internet on the highway and connected it to my home. They blew off electricity in my home and refused to come for repairs. I struggled on my own. They sent communal cleaners to open my door and leave it open at night while i was sleeping. They always send others with keys to photograph my items at home meanwhile they gave me an empty home.
They pretended to have terminated the tenancy after 12 months to the landlady but kept it running for over 3 more months and put the money in their pockets. When they heard that I have got better employment they terminated the contract and did not give reference to any agency to give me a home near the job site. Infact they are rude, unprofessional, thieves, liars and like injustice, wicked!
They can only use third party to rent out a property. No normal person can engage with such scammers! such liars!.such desperate thieves who do not keep their house in condition for you to settle down and look for money but they never want to give you the money you are due.! Infact the government should close these estate group of liars! thieves! and scammers! calling themselves estate agents.^^^^^^^^^^^********""""rude.unprofessional! liars! wicked and destructive at all levels! Zero zero zero star!

IGNORING PHONE CALLS AND SENDING LIES BY EMAIL WILL NOT WORK. I WILL CONTINUE TO CHASE THIS UP REGULARLY UNTIL YOU COMPLETE THIS SIMPLE TASK. ALL CORRESPONDENCE WILL NOW BE DONE ON HERE SO EVERYONE CAN SEE HOW POORLY YOU TREAT PEOPLE. What else can I add.bunch of liars and scammers. AVOID THESE PEOPLE AT ALL COSTS AND MAKE SURE YOU READ ALL OF THE REVIEWS.
Since June 2019 I have been waiting for these people to follow a legally binding instruction. Over 400 phone calls, 200 emails and still counting. Now they resort to empty threats and an obnoxious attitude when I continue to chase up this situation. Kate Pullen has taken over from Kimberley Guy in deliberately dragging this on.

Arun estates runs cubbit and West. House firstly (as I suspected) over valued by 80k. When after a year it sold, after sales care shocking. Chain fell through 24 hours after they said we had a complete chain, however cubitt and west failed to check chain integrity and were unaware sale fell through. I chain chased, found out it had fallen through and informed Godfrey (horley manager) who was angrybwe had chain chased, denied it had fallen through and angrily said 'what do you want to do About it then?' Very rude, unprofessional staff.
In the end we dealt with the chain ourselves cutting out cubitt and west, and other agents in chain agrees this was best. Refusal of discount for failure for them to in after sales, i spent muchnof my time checking chains and chasing agents, that was Cubitts job, but they couldnt do it. ARUN ESTATES, owner of cubbits dealt with complaint and head in sand over problems or paying out to compensate my time doing their job.
Their bill was 10K. Offered 300 for doing their job chain chasing over weeks. Complaint now in with property ombudsmen. Avoid them, family in the industry with 40 years have said it's worst estate agents they have dealt with who didn't do a full job in following up and chain checking. Do yourselves a favour and use another agent.

Critical: Professionalism, Quality, Value Misselling and lies- worst company I've ever had to deal with. An absolute bunch of cowboys who will say anything to get a sale. Do not use under any circumstance! Laura Howard, Senior Marketing Consultant and Imarna Fearns, Sales Advisor are not to be trusted.
