It is the tenant's responsibility to report an issue, It's important to keep your property in the best possible state of repair and it is the tenant's responsibility to promptly report any repairs or maintenance. What maintenance is a tenant responsible for? Please report any non-emergency repairs through the 'my property file' app and call us on 01909 772777 to report any emergency repairs.
Property Marketing - Get access to all your property marketing activity, including the number of times its been viewed online, so you'll know how your property is performing. Viewing Feedback - With PropertyFile you get access to all your versing feedback, so you can see how you could make small changes to help the sale of your property.
Viewers will often see small repairs that you perhaps can see past and are able to live with day to day; make a list of any repairs needed in each room of your house and where possible get them sorted before any viewings take place. It is easy to let furniture and other items build up over time, but it is difficult for potential viewers to see past any clutter; consider storing items externally by renting storage space or utilising the shed/garage etc.Look at each room and consider if it is worth sprucing up by painting any areas that have become marked or worn over time.

Critical: Professionalism Submitted first offer on a property as an opening bid, I was assured that if someone offered more then I would get an opportunity to increase my offer. However the next conversation informed me that a higher offer had been accepted so very poor on their part and a financial loss for the vendor.

I was advising and assisting my son with an offer and potential purchase of his first home which was being handled by this company. From the start communication with them has been poor, recently the process went to final offers, a process I don't personally agree with, promised contact times and days passed with no response. Numerous calls were made to their office with no answer and messages not responded to.
But the thing that prompted me to make this review, was their claim that they had tried to call my son and left messages, a blatant lie. My son is like most 20 somethings his phone is constantly attached to him and he received no calls or messages. I can see why this business has so many negative reviews.

Pretty hopeless to be honest. Reactive comms and last minute appointments when it suits them. If I was selling with, or renting from them and was happy to spend an inordinate amount of time chasing for basic things then this is the team for you. They will always find an excuse for things not being done. They will never contact you back even after promising that. Darcey is particularly difficult to get hold of and get to deliver on promises. Double check with the landlord directly to ensure requests have actually been made. I'm happy to discuss with your management team areas that I think you could improve on.

Awful experience. We had rented property in dinnington and when we left we had carpets professional cleaned, repainted and made sure everything was spotless. When it came to inspection we marked for a few tiny stains on the carpet and oven was not the same as three years ago. Did not take into account wear and tear and had to argue to get deposit back, in the end 50 quid was agreed to be taken as we did not want the hassle of dealing with them through the dps. Just careful of this if you rent and felt like squeeze blood from stone to sort it.

Very good Independent estate agents. Couldn't fault Lisa and the first field team. Sold my house for me. Lisa was great. Nothing was ever a problem and always got back to me with the queries I had. Would highly recommend if you was thinking about selling your house. I try and recommend them as much as I can, because of the outstanding service I received off them. Also did a great rate for selling my house. 100% recommend.

Absolutely shocking company. Attempted to arrange a viewing of a property. 2/3 weeks later still no contact. Was told the current tenants were unable to get a hold of (surely the homeowner wanting to sell would step in?) Was asked for my details to put on file as apparently they didn't have them.when I challenged this (I obviously left my details when I called to arrange a viewing) they back tracked and stated that they were double checking my info. Attempted to view another property (my husband) was told it was under offer, explained we were willing to put a higher offer in and they said 'no we don't work like that' what?!
Surely you get the best price for your client?! My husband rang a week later as the property was still listed as on the market to check if it was available, was told yes and booked a viewing. An hour later they rang him back and said 'oh no it is sold sorry' the best of it after the booked viewing we had an email asking how the viewing went and for feedback of the property! Is this a joke?! I wouldn't recommend them for buying or selling properties as they don't have their customers in their best interests.
