Landlord Information
Report
Whatever your reason for letting, the private rental sector has never been more attractive. Landlord information: Recent legislative changes have removed many of the uncertainties associated with letting, so that the landlord should always be able to regain possession of their property at the end of any letting period.
Legal requirements
Report
Upholstered or even part upholstered furniture is covered by regulations including beds, mattresses, headboards, pillows, cushions, seat pads and garden furniture that may be used inside of the property. Bedclothes, carpets, curtains and furniture manufactured before 1950 are exempt from this regulation.
Advising your mortgage lenders
Report
If you are using a Buy to Let mortgage, you will already have been made aware that you must advise your mortgage lenders of your intent to rent the property out. If your property is mortgaged you must advise your mortgage lender that you propose letting your property and obtain their written consent. Sometimes an administration fee is charged for issuing a consent letter and it is possible that there may be a variation in the interest rate level.
Leasehold consent
Report
If your property is leasehold, your head lease will state whether or not you require permission from the Freeholder to sub-let. You should find that your lease would contain a clause indicating that you must obtain consent from your head leaseholder (or freeholder) but that such consent should not be unreasonably withheld from you.

They were great. The ladies were lovely. Helped me with everything and done the little extras. Helen the manager was so helpful. They always kept me updated with the progress of the application. Also was outstanding with the new circumstances and keeping up with social distancing. Well recommend. Thank you guys.

I am very happy to leave a review for Gatehouse Estates of Godmanchester. After many years of buying and selling property, I find it hard to think of an estate agent who worked so hard and diligently to sell my Mum's property, guiding - not pushing - through what was a very difficult pandemic period. Phil Malley, who I dealt with, always kept me updated and was pleasant, thorough, respectful and utterly professional during a very smooth and quick process. I therefore highly recommend them.

We have purchased a property via Gatehouse and they were amazing at communication, liaising between parties and were great when we were first shown around. Always polite and friendly people.
