Thank you for making an initial enquiry concerning letting your property. The process can seem daunting at first and we have therefore set out some information that we hope will be helpful to you. What are the pros and cons of letting? Income towards a mortgage or as an investment. The property is kept warm and aired.
Is the property suitable for your needs? Moving into a new rented property can see you incurring expenses in the early stages before you take occupation, so you must be sure that you are happy with the location and accommodation of the property before you enter into the letting process and a subsequent tenancy agreement.
Boultons may ask for a "Holding Deposit". This is a sum of one weeks rent to reserve the property before the signing of a tenancy agreement. Once the application process is complete the holding deposit will be used towards the first months rent or bond. This will be retained if a potential tenant provides false or misleading information which reasonably affects Boultons and/or the Landlords decision to let the property to the potential tenant or if the potential tenant withdraws their application.

Rented a property on the 13th March 2021 and moved out on the 13th May 2022, never missed a payment and I thought I took exceptional care whilst in possession. Expect 6 monthly inspections no matter how long the duration (which is fair I guess), also expect them to demand that you allow viewers to see the property circa 3 weeks before you leave but the most disappointing issue I found with Boultons is their attempt to with hold virtually all your bond for minor/wear and tear.
They started with approx 20 bullets points which has currently whittled down to 10 and included for things like deep cleaning and items which were defective at the start of the tenancy. Luckily I had taken extensive photos and videos. I am in the process of raising a dispute with DPS but I would urge folk to be very careful if you don't want to end up in my position.

Nice staff when you call. Unfortunately they overpriced a house I had an offer accepted on, this came to light once the lender did their own valuation. Ultimately the seller took the house off the market in the end, as I presume they were not getting offers they were told were achievable by Boultons

Excellent letting/estate agents. Used them once before to sell my house so had no hesitation in using them to rent a property through. Always very quick to sort out anything that crops up, and always live up to their promises. A special mention has to go to Lisa for always been polite and just at the end of an email or phone call, a true lovely lady that takes pride in her work. Thank you Boultons for bucking the trend of the image lots of letting agents portray.
