These permitted development rights give permission for change of use between the two use classes, from C3 Dwelling House to C4 HMO (House in Multiple Occupation) subject to certain limits and conditions.

Danielle became our Property Manager last year. She is always ready and willing to help with issues that occur and shows a genuine interest in the welfare of the tenants and condition of the houses. It must have been a steep learning curve but one she has faced with enthusiasm. I'm sure she will grow from strength to strength over time becoming a key member of the team whose input is valued.

David Pike was my property manager at Nicholas Humphreys and I can honestly say he was fantastic in helping me as a tenant and rectified quickly any issues I had with my rented property. He was always extremely courteous and respectful irrespective how small the problem may have been. I've been using NH as the managing agents for my properties for a decade now. I'd initially dealt with Dan and later had good communication with Jonathan. Currently, my properties are managed by David. The service I have received throughout has been very good and I know my properties are in good hands, from managing these on a day to day basis, right through to ensuring they always comply with ongoing changes to any laws and regulations within the lettings industry. Shelley Williams is the best property manager any tenant can ask for. It was the first time ever I was renting a property which meant I had A LOT of questions. During my tenancy, Shelly has patiently answered all of my queries. She has also addressed all of my reports (such as asking for a bulb change) quickly and successfully. Fantastic service from start to finish, even in difficult covid-circumstances. In particular, Will worked incredibly hard to make sure all tenants of my building were looked after and kept in the loop of any issues etc. Overall, the best experience I've had with a letting agency and renting in general.

Having used Nicolas Humphreys in both Nottingham and Manchester for many years, I would wholeheartedly recommend them. I have always found them to be honest and upfront, something which I highly value from an agent. Integrity is at the core of what they do. They are responsive at dealing with issues and communication is a priority. As I say, I couldn't recommend them enough. Not something I could say of all agents I have used!

I can't speak for what they are like when you actually live in one of their properties but I have just put down a holding deposit on a house and they were very helpful. After ringing up I was immediately sent a virtual viewing and then after ringing with questions later on Madeleine answered the phone and was extremely helpful, answering all the questions she could on the spot and then going and finding out the answers for the other ones.

Just terrible, lack of communication from this company, had people round to look at our house heard nothing since. Just like they didn't care, Absolutely awful, we had barkers for a week had no communication from them whatsoever, had people round to look at our house not heard anything since. Absolutely awful

I have had two experiences dealing with this operation, the first was average and the second exceptionally poor. The apartment rented was grossly misrepresented as a professional let, only to discover the entire complex was an out-of-control student 'pad' - they seemed to run the block without hinderence. The toilet was inoperative for six days, the apartment was dirty and the outside area incorporating the parking area was strewn with garbage in a way I have not encountered in a Western dwelling. Rectification of issues was glacially slow or non-existent.
One mini-bin was provided for for the entire complex, attracting vermin - the Council was called to clean up twice and charge the landlord. I broke the lease and was charged to the letter - I am considering legal recovery of my losses. Avoid.
