Rented a property from this unprofessional company, don't reply to emails, very rude and ignorant. The flat was filthy and had severe damp. They did nothing about it. I gladly paid 600 to move out and then they made me do my own viewings and took extra money from my deposit which they shouldn't have. I was warned but didn't listen. Don't get robbed by this company.

Excellent service from a very professional and knowledgeable estate agent day one. Jeremy always went out of his way to help my father who had lost his speech from a stroke, he called at my fathers house in person to explain anything, nothing was too much trouble. Handle the sale very well with a great team behind him. After sales service was fantastic and managed the sale progression through very well. You would struggle to find a service better than this. Highly recommend.

Very positive experience selling a property with Alan Cooke Estate Agents. We originally had our flat with much larger agents who struggled to sell it. We spoke to different people each time, and each time we had to remind them which was our property, and their answer was to just keep dropping the price. I boght from this agent house at 322 York Road, LS9 9DN in Leeds. That was very good deal only 90000 for 4 bedroom. I exange it for 5 room Hostel to 10 guest. I recomend this company.

Alan Cooke Estate Agents (not the same as Alan Cooke Sales and Lettings) are a well-established, experienced, old school estate agent. Based on Moortown corner, they have excellent knowledge of the surrounding market. They also have good connections with potential buyers within both commercial and private sectors. Our house was an unusual house, one of a kind - some would even say iconic.

It was a difficult one to value. Jeremy Cooke did an excellent job with the valuation and subsequent marketing. The photos (which Jeremy took himself) were jaw-dropping and every attention was paid to detail and to the display of the house's unique features. As a result, a buyer was found immediately. The subsequent support that I received from the whole team (Jeremy, Nicola and Gabrielle) whilst going through the sale process, was also oustanding.

The communication was professional yet friendly throughout. Indeed, I kept joking that they should charge me an additional counselling fee, as there were times when I got quite emotional over the sale of what had been the family home for 45 years. I am confident that no estate agent could have done better under these circumstances and it is with that in mind that I unreservedly give Alan Cooke Estate Agents my highest recommendation. Well done!

Alan Cooke Estate Agency is, without doubt, the best Estate Agency that I have used. The staff manage to achieve a wonderful blend of friendliness and professionalism and definitely go the extra mile in the service they provide. When we first moved in the property hadn't been cleaned (at ALL), decorated (in YEARS), had damp (great for the kids!) and numerous repairs were needed that never got done the whole time we were in the dump (years). When we finally vacated the property (leaving it in a better state than it had been when we moved in) we had part of our deposit stolen from us with absolutely no explanation until I chased for one.

Their explanation for stealing part of my deposit without any notice was barefaced BS and the pics they kept on sending us (as though numerous pictures of the same carefully placed dust-ball are in some way going to make me abandon my grip on reality and the truth and accept their nonsense) were as hilarious as they were transparent. The two 'ladies' in the office, Elvis and Keith (or whatever their names are) are as much use a chocolate tea pot, unless you have some lovely money they want to get their hands on.

My advice: Avoid these clowns at all costs. But if you do find yourself without any other option, or have some form of masochistic personalty disorder, then just make sure you write off 90-110 worth of your deposit as soon as you hand it over. Like it or not, that's how much they're going to keep.

From the moment we signed up for the flat with Alan Cookes we incurred problems. Before signing the contract they had promised us that the flat would receive a professional clean - it did not. We emailed about this and after a torrent of emails they finally sent someone round with a few wet wipes which we later found in the bin. We then noticed that the standing order had been set up incorrectly, for the full amount from all the tenants' accounts.

When alerted to the fact, there was no apology just curt replies. During the 13 months I was in the property there were a number of occasions where workmen and other visitors came to the property without Alan Cooke's giving any notice to us. The extractor fan in the bathroom did not work and we had problems with damp in that same bathroom. We asked if this could be rectified but nothing was ever done.

On moving out of the property money was deducted from the bond on account of the damp. At Christmas time, there was a huge leak in the kitchen floor. Alan Cookes had initially had a workman come round and try a quick-fix solution. When this did not work and the floor was still leaking 2 weeks later, the whole flooring had to be taken up revealing a damp stinking mess.

We were then left to live without a kitchen floor for 4 weeks over Christmas. When asked, we were never granted any money from our rent. When I came to move out of the property, my family and I spent a whole day cleaning the flat to a good standard. We were not surprised however when I was charged 90 for a professional clean. As you can imagine, I am sure it will be another wet-wipe job.

I tried to question this deduction but Elissia, the manager told me that we couldn't have cleaned that well as the flat was dirty! She then provided photographs taken where they had obviously moved whole units of furniture to find a scrap of dust. Photos taken behind the oven were also included. Despite the events that happened during my tenancy, my biggest grievance was the appalling customer service and rudeness of the staff.

They were inefficient and difficult to get hold of at the best of times. My emails would be left unreplied to, to the point where I would take time out of work to call in so I could get some kind of response. I was relieved to move out of the property and never again have dealings with this agency (who incidentally charged me a landlord reference fee for my next property).

They took 6 weeks to return some over-paid rent and just under 6 weeks to return my bond. When I asked who I could make a complaint to, Elissia the manager told me there was no-one higher than herself and no governing body.
