When selling your property, one of the first and most important tasks is to obtain an accurate valuation. This is not simply a case of settling for the highest valuation, it is about trusting your agent to interpret the appetite and direction of the local property market to deliver an accurate valuation that will ensure your home will sell for the best price possible and in a time scale that suits your needs.
Buying a property is likely to be one of the largest transactions you ever make, so it is important that your calculations are correct from the start. Every homebuyer works to a budget, whether you're looking at studio flats or 6 bedroom properties you'll need to create a budget to determine the properties available in your price range.
How much does a property valuation cost? Roberts' market appraisals are completely free of charge. I want to find a house to buy first, when should I arrange a property valuation? I was without electricity and gas for 2 days of moving into the flat. This was because Roberts gave me a wrong information I was told the electricity and gas provider was SSE when infact it was OVO energy. Hours later I found out it was actually OVO and not SSE. The boiler was unreliable and took a long time to fix it by Roberts maintenance team. There was a pipe sticking out dangerously in the bedroom floor area which was a health and safety concern.

The window handle in the bedroom was loose which I noticed straight away upon moving in. Roberts came days later to repair the window handle but it fell apart the following day. The toilet was leaking from the tank into the bowl. A plumber eventually came after several weeks to fix it. The toilet leak which I inherited contributed to the stain in the toilet due to hard water mineral deposits accumulation over time.

The tap was stiff. Which I noticed immediately upon moving into the flat. The window blinds were dusty and mouldy and carpets were dusty. The flat was dusty from day 1. In addition, some dust were created by peeling paint etc. The flat had mould issues everywhere. There were the rotten wood on the floor areas which resembled rat holes. The bathroom drainage hole was clogged with some items like caps, shaver sticks which had dropped into the gaping shower drainage hole and these items were all left there causing flooding in the shower.

It was tricky to get these items out of the shower drainage hole because they were very slippery and were of odd shapes and sizes but I eventually succeeded. I also inherited this. I should have made comments on the issues I inherited in the inventory. I have learned my lesson on that one for sure. I was charged 165 because they said the flat wasn't cleaned.

This was false. The flat was cleaned. The cleaning evidence they found after I moved out was petty/insignificant things like: Dust on small area of the skirting. One tiny particle that was found on the floor. But I also inherited dust/dirt and inventory images on moving into property proved this. So, the flat was not spotless upon moving in. Cooker hood greasy. Grease was noticed on a very tiny insignificant surface area of the cooker according to them.

But the main areas of the cooker were clean, for example, the oven and hub areas, etc. The shower head had calcium deposit spots because I didn't wipe it with cloth after cleaning it. Again this was very petty. Toilet stain caused by limescale but this was already there when I moved in. The inventory pictures that were taken by the landlord/agency before I moved into the property only showed the toiled seat covered.

The checkout pictures that were taken upon me moving out showed the toilet seat opened and not covered compared to the inventory pictures that were taken before I moved in. If the inventory pictures that were taken before I moved in included pictures of inside of the toilet, it would have shown that there were already limescale in the toilet before I moved in.

It would have shown that I inherited this toilet stain. Charging me 165 for something as petty can't be justified. DPS warned me that if I disagreed with the charge of 165 that the DPS deposit repayment process may be delayed even further for up to 28 days or more. This was to allow for any dispute raised to be resolved I couldn't wait any longer as I needed my deposit urgently, I paid the 165 unwillingly.

I was partly refunded 75 after making a reasonable case against the charge. But, I still felt ripped off 90. My advise to potential tenants is before you sign the inventory upon moving in, make sure you leave comments before sending it if the inventory was dodgy. My second advise is don't pay the last month rent but instead tell Roberts to take the last month's rent from your deposit.

From my experience, it seems they would always find unconvincing excuses to claim money and deduct it from your deposit or hold on your entire deposit. I do not recommend Roberts lettings due to my overall poor and unsatisfactory tenant experience.

Roberts are by far the most friendly and knowledgeable agent we've come across in the Bournemouth area over the years. I really had trouble getting a house to rent until I saw a post of house to rent under Roberts. unfortunately that house had already been let but they were kind enough to help me find another house which I was really impressed with. The staff are kind, professional and always willing to help. I would gladly recommend them anytime

Wish I read these reviews before dealing with Roberts. They have no integrity at all. They will never refund deposit. Their maintenance department do not pick their calls. So many unprofessional things about them. I rented a 2 bedroom flat for 825 pcm through them, paid deposit of 952. They asked me to even add money to my deposit to make it 1000 before they can release me when I moved out. They started sending pictures of what wasn't in the inventory. I should have done my own inventory when I moved into the flat. DO NOT MAKE THE SAME MISTAKE.

Paul has recently sold my flat after another local agent [after many months] was unable to. Paul was very sensitive to the situation, explained everything, and was true to his word. I have used Roberts to buy and sell my properties and have used them to rent my properties for many years. I have always found them to provide an excellent service. I have recently sold one of my properties as part of my long term retirement strategy and Peter & Paul have been brilliant, particularly Peter going the "extra mile" as my purchaser had her sale fall through three times and needed extra help and guidance on many occasions.

This definitely helped keep my sale alive. They know their stuff, having an extensive knowledge of the Bournemouth housing market in terms of both sales and rentals - wouldn't hesitate to recommend them and will definitely be using them to sell the next one in the future.

I used Roberts to rent my property whilst overseas and subsequently sold my property through them too. I always found their services to be very professional and responsive, particularly as I was not in the country at times this made for a very smooth and easy process. When coming to sell Peter and Paul were extremely efficient and helpful. They were able to generate potential buyers within a matter of days and kept me abreast of any developments throughout the process. The property was sold even faster than I expected. I recommend their services and I would happily use them again in the future.

Having rented out my property through Roberts for over 10 years with great service, I decided to use Roberts to sell my house. Paul and Peter were professional and responsive from the start and although I live in the US, this was no barrier to our communication. In fact, they even helped to co-ordinate house clearance and ensure the property was in good order for the new owner which gave me great peace of mind.
