Viewed a house through this agent, apparently it sold to a cash buyer below my cash offer. When i received an update via telephone explaining the vendor decided to go with another cash buyer, obviously i asked why? Was it sold higher as this is the obvious reason? However to my amazement and this is definitely the first for me. the response was that the vendor chose this particular buyer and it was not price driven?

Again asked on what grounds considering i too was a cash buyer, in addition a credible and experienced property developer I'm always buying properties for cash and have conveyancers ready to complete as and when required. Again a weak explanation. Not only have they wasted my valuable time on viewing and lengthy telephone conversations. Only to sell to someone else for less.

Avoid as obviously they have a little black book. Guess the vendors also been short changed. I think the sales person there was Sandra. Not very customer focused. I'm yet to receive a response from management.

Excellent, professional, efficient service. (Sales and Lettings) My rental property has been managed by Wakeman Estate Agents for a period of two years now. I am very happy with the service that I receive. They have found good, reliable tenants each time the property has been let. They have dealt with any maintenance issues arising at the property quickly and efficiently.

I have been provided with end of tenancy reports and photographs for my information when tenants have vacated. The advice I was given prior to letting was thorough and helpful. I feel that they have helped me to achieve the best possible rental income for my property. Prior to letting my property we bought our current home through Wakeman Estate Agents and found them to be very helpful throughout our purchase.

We were kept up to date with regular information concerning the progress of our purchase and they communicated often between ourselves and the seller to ensure that the sale/purchase continued smoothly. I would definitely recommend their professional, friendly service.

I moved into a property at the end of October after a swift but thorough application process. The property had been empty for some time so a few issues had become apparent to me on the first walk through. I called on the move in day and spoke with the lovely Sandra who took down all of my issues. I had taken photos which I sent to Sandra to send my landlord as evidence. Sandra was hot on the case and sent the list to my landlord that day.

Within a couple of days the landlord had advised Wakeman's to go ahead with all of the repairs. I advised due the nature of my job I was unable to take time off work for the repairs to be made but this wasn't an issue either as Sandra arranged for trusted workmen to pick keys up from Wakeman's and complete the repairs whilst I was at work! Both Clare and Sandra informed me before and after each workman had attended the property to ensure I was happy! Very thorough service and as a tenant I feel very looked after! Thank you all!
