With the number of people renting property increasing every year it can be confusing when trying to find your next home that suits your needs, budget and timescale.
Energy Performance Certificate, commonly referred to as EPC, is a document stating the energy efficiency of a building and gives the owner/user a number of ways in which the efficiency can be improved. It rates the efficiency by a band A to G with A being the highest. Once an EPC has been lodged it is valid for 10 years, unless any significant changes have been made to a property which could change the rating given. In Scotland, if you intend to let a property you must have a valid EPC available to anyone interested in renting your property.
A Home Report is an information pack which provides prospective buyers detailed information about a property including the condition of building, communal charges associated and energy efficiency of the building. 2. Property Questionnaire, completed by the existing property owner, this gives information on property services such as utility providers, telephone/broadband services & factors.

We have residential and business rental properties both in Dundee and St. Andrews. Richard at Smartmove was recommended to us by a friend and we now only rent our properties through him. He is very experienced and knowledgeable with all rental regulations and extremely successful in finding us good tenants. We have recommended him to others who also had good experience. Put in an application for a property last Monday and was told Admin Team would get back ASAP and would have an answer by that Friday if it was successful or not. Then told I would hear Monday (yesterday) then told I would hear Tuesday (today) still no answer. Looked on site to find the property now states Let Agreed and I've still not been updated.
Completely Unprofessional, especially on phone calls where I was told numerous times that they 'didn't know what the situation was' and was always given the excuse - 'Sorry but I dont deal with the properties only bookings'. Will be avoiding business with Smart Move from now on.

Due to the nature of my work I came across Smart Move about 11 years ago and rented several flats through them for our employees. Following this experience I myself rented a flat and stayed there for the passed 10 years. I cannot praise them enough - this has been a great experience, they were always there for me, any issues were sorted immediately. There are no agencies in the market as good as them. Amazing when you do move out and miss the agency you have used to rent through. Highly recommend.
