Currently I am paying for a 'two' bedroom property. Unfortunately due to a severe leak I reported in 08/21 one of the two bedrooms is completely unusable due to the reoccurring leaks, and the severe damp as a result. It is now 29/10/21 almost 3 months later and the problem still has not been resolved. I reported the issue for the third time on 05/10/21 but as of 21/10/21 the Landlord seemed to think the issue was solved.
In the meantime I have been paying the full rental price for a two bedroom property, yet for 3 months I will have been unable to use a significant part of the property - a younger family member now has no bedroom, yet I still have to pay for it. I have asked the landlord/agent to consider a temporary rental reduction due to the above reason however this has been flat out refused on multiple occasions.
Despite many emails, phone calls, photo and video evidence I shared with Winkworth, the landlord still appeared to think the issue was solved. This tells me that Winkworth must be very selective on what information they choose to pass on to the landlord, or the landlord doesn't mind dragging on this issue for longer, and thus incurring significantly higher remediation costs.
This issue was first reported in August, it is now nearly November, and the fact that it has taken this long, and the issue is still not resolved will have undoubtedly incurred additional costs to tenant (My possessions now have mould on them and I now have to find another bedroom) and landlord (Has many more remedial issues to deal with). My next step will be to report all of this, making complaints to the Property Redress Scheme and seeking legal advice.

We had a very good experience with Winkworth Blackheath during our first property purchase. The process itself was very long and not without difficulty due to Covid, but Patrick from Winkworth was incredibly helpful throughout, he responded to our questions promptly and always helped move things along as much as possible. A good estate agent makes all the difference when buying and selling your home, and I have no hesitation in saying that Winkworth in Blackheath is a good estate agent. We are so glad Winkworth Blackheath was recommended to us! We found their service to be consistently professional and reliable. Through no fault of Winkworths, the sale of our house was a long, drawn-out, procedure.
