The modern method of auction is known as a conditional auction. A conditional auction occurs when an offer is accepted or at the close of the auction, the buyer must also place a non-refundable reservation fee to reserve the property. Twenty eight days are given to the buyer to exchange contracts; this is followed by another 28 days to then complete the purchase. The modern method of auction is the preferred method of many buyers as it offers greater flexibility whilst still securing a sale on the property.
Purchasing property in the UK is a common method used by organised criminals to launder the proceeds of criminal activity. The sheer size of the property market in the UK and the high value of property assets means that extremely large amounts of criminal funds can be 'cleaned' in a single transaction, giving it the appearance that it has been acquired legitimately.
A Building Survey (previously called a Structural Survey) is a detailed report. Our surveyor will undertake a more thorough inspection of the premises than a standard Homebuyers Report. It covers the property's construction and visible, potential or inherent building defects. The Building Survey is ideal for large, older or run-down properties, if a building is unusual in design or construction or has been significantly altered, or if you're planning to undertake alterations of your own.It will give you a detailed insight into the construction of the property.

As properties becomes accessible we will contact you to arrange an appointment to view (please bear in mind this may be a few weeks away). We will then contact you a few days before the property can be visited to arrange an appointment to view. We will contact you a few days before the property is accessible to arrange a viewing time.

I have been renting my place with Ian Perks for five years, I've never had any issues with them. Staff have been friendly and helpful from day one. Whenever I've had any issues to report they've been dealt with promptly and professionally. Fantastic estate agents, and would recommend them to anybody. Would like to especially thank Teri for making my first time renting such a pleasant experience. Was very sad to be moving onto my next chapter without such loving support.

1 STAR is too much for this Company. Ian Perks estate agents are only interested in taking you for your money and don't care about you as a person/tenant. Repairs are extremely hard to get repaired and when they send someone else its either not fixed or bodge jobbed. They take ages to respond to anything and you can never get any help from them. They don't care about the welfare of children and are not professional in the slightest. They give you false promises and take you for every penny you've got. They do not care for your wellbeing! DO NOT choose this estate agents. Awful Awful Company.

If you are a landlord looking for a professional service I suggest you AVOID this company at all costs, I have no problem paying them a fee to manage my property but paying this fee for them to NOT return your call and to NOT inspect your property as agreed is unacceptable. Still waiting for a response from an email sent 2 weeks ago, YOU HAVE BEEN WARNED

Really odd conversation with one of their lettings team this week. We were interested in viewing one of their lettings properties and were basically refused to even get a viewing without a guarantor in place! This was despite us earning WELL over the 30x the rent and us both being in professional, stable employment. I was told that if my partner left me, I'd be unable to afford the rent (joint tenancies prevent this from being an issue but whatever) I mentioned that I have a very large sum in my bank account which I was happy to use some of as advance rent, and I was told "yes but you could spend that in a week".
Really strange, distrusting behaviour of potential customers! We needed a property to let for 12 months after the sale of my home, from which I have the equity in my bank account. A lot of equity. Not to worry though, we've found a nicer property from a nicer agent. Landlords: Ian Perks lettings properties do not get let anywhere near as quickly as their competitors properties. They are obstructive and seem to have learnt phone manner from doctor's receptionists.

Me and my partner recently moved into a property with Ian perks estate agents. Ian and the team were absolutely wonderful with helping us with any questions we had about the property. James especially spoke with my partner multiple occasions if we had any issues he sorted them out for us. We're all moved in now and it was very reassuring for us to move into our first home with the support from Ian and the team.
