Requested a viewing of a property worth over 1.2 million which had been on the market for 38 days, and had not been sold. I was refused a viewing on the basis that our house was not sold! Tried to explain to Simmons & Sons that our estate agent has a buyer for our house, and that we weren't to put our house officially on the market until we have found somewhere to move to.
Even if this buyer is no longer available, there is such things called bridging loans! Very short sighted especially as the house is back on the market within 2 years with vacant possession but this time with 11 acres of land!

Excellent attention from all the staff particularly I want to thank Charlie Riddell for all his help and guidance at all times from the first moment he showed us the flat until we moved he was super attentive, always in constant communication to all our concerns, we were delighted. There were some arrangements to make before moving in and they were always responsive, thank you so much!

Arriving in the UK with four animals and a requirement to potentially buy a property and move out of the rental property proved too much for most letting agents. Simmons & Sons and in particular lettings supervisor Ashling Fox-Wilson did not give up and cared and understood the requirement well enough to recognize when the perfect rental property became available.
Five stars for this service. Do be warned however that the partner companies Simmons & Sons use for tenant vetting/verification and online contract signatures etc. are not as professional as Simmons & Sons staff and does spoil the experience in getting the actual transaction done. If it was not for this the entire experience would be five stars.

Just wanted to say a big thank you to Debbie and Elizabeth at Henley for their fantastic service. We rent our home through Simmons and we have had a couple of worries with the property. They have been brilliant. Office communication is excellent and the trades people they have sent to us have been great. The guys who have visited us have been prompt, trustworthy and professional.
The jobs required have been done to a high standard without any inconvenience. Debbie also negotiated an extension to our lease recently, as we requested, and we are looking forward to the security of at least another couple of years in our home. Very pleased indeed.

Cannot rate Jessica at Simmons in Henley highly enough. She is one of those increasingly rare people that does their job well. Jessica was a pleasure to deal with in sorting out our new home, she made us feel valued and was very efficient with everything. Thanks for making the whole process as pain free as possible Jessica!

Horrid Staff caught red handed lying many times I had to raise an official complaint about the Simmons and Sons Henley office staff in particular Patrick Dixon. Generally they treated us very badly as renters but my main complaint is actually about the rude, unprofessional and inappropriate way your staff consistently behaved. They were caught red handed lying many times.
Too many issues to list all of them but worst ones were. Simmons were happy to rent a mouldy house which was so bad it lead to breathing difficulties. Would not be put through to Patrick on the phone as told he was not in, but if you called using a false name would be put straight through. Told face to face by Patrick that they could not pass on a letter to the landlord as they were on holiday, so I drove round to the landlord immediately and gave the landlord the letter personally.
The worst and final insult. While standing outside the branch office looking at Patrick Dixon through the window sitting at his desk, I called him on my phone. I was informed by the lady that answered that I could not speak to Patrick Dixon as she "honestly could not find him". I then walked into the office while still on the phone and pointed out that he was sitting at his desk in the same office just but 5 meters from her. Patrick Dixon then even claimed to have just entered the building, but I was standing next to the door and was watching him sat at his desk as the phone rang so there were further lies to try to cover up the first appalling lie. Patrick Dixon then even then admitted to not having sent the receipts as they were not ready even though he had claim he had a few days before.
Yet another lie. I had to go to the head office and they sorted things quickly so my poor review is aimed at the totally incompetent morons at Henley branch. 3 months of hell to sort a deposit, Do not use these Jokers
