I have the same experience with the previous reviewer. After a year of tenancy, I had to fight back for my deposit about 3 months and in the end, could only get it back by raising a dispute at the deposit protection schema. From the way it looks they like playing these games more with foreign nationals. So if you have a dull, boring life there is something this agency may offer you. Unanswered e-mails, art of getting rid of you on the phone, raising a dispute, tiny details of small claims court process and the whole adrenaline of fighting back for your deposit. All ahead, waiting for you!

We were tenants in one of the properties managed by Hampton Estates (Redwood Grove, Dunmurry) for a little under 3 Years. They were reasonably good during the time we lived in, even though they do not address all our concerns timely. BUT when it comes to returning the rent deposit, they are definitely not the best. In our case, they claimed 100% of the rent deposit towards cleaning and redecoration of the property and also withheld the overpaid rent (9 days rent) for a long 4 months.
We raised a dispute with TDS NI and the adjudicator after inspecting the claims made by the agents and our evidences against such claims decided to award 70% of the claim in our favor. Further, they also delayed the reimbursement of overpaid rent with no reason/ explanation for more than 4 months and never responded to any of our emails until finally we told them that we are going to approach the Small Claims Court.
My piece of advice when dealing with this estate agent or any others is as follows: 1. Take clear photos of every furniture, appliances & rooms (including toilets & kitchen) after properly inspecting its condition and send an email to the landlord/ agents on day 1 itself, clearly outlining all the minor and major issues (including any marks on the floor/ rust on the appliances) with photographs. 2.
If any of the appliances stops working or if there are leaks/ mold or anything else that occurs not due to your mistake, make sure you communicate it clearly by email with photos and follow up by email if they do not respond in time. Calls might help, but emails are handy evidence when we have to approach TDS NI or any other agencies to get back our money. 3.
When moving out, if you have given sufficient notice (by email) as per the contract, please do not overpay the rent expecting them to return the overpaid rent, it might take ages. So, the best thing to do is pay the rent advance only for the period till you vacate the property.

Dealt with these gangsters a few years back when they were dealing in the shoddy practice of charging rented housing applicants 45 to apply for a home even if they were not accepted. Eventually after an hour of arguing with them I was refunded, however I doubt the many others who were taken advantage of by Hampton were as 'fortunate' as I was.

I've been a tenant with Hampton for over 4 years and they have always been very professional in any dealings we've had. Respond quickly to any issues that have arisen at the property and great at communicating with me as to steps taken to rectify any issues. Once things were sorted they always followed up with me afterwards to check I was happy with the work done which I appreciate. Would definitely recommend to other renters or landlords looking to have their property managed.

I had a poor quality survey produced by this agent who sent a surveyor who completely ignored the market value of the house and that we had 10 offers at the same value. Returned an undervalued quote for the property leading to our buyer losing their mortgage application. The house was re surveyed by a reputable company and its market value and sold within 4 days. The surveyor said he was valuing bricks and mortar. As every estate agent has told us, that is not how they value a house. Complete cowboys. Steer well clear.

I recently (January 2021) sold my home off the Ormeau Road and was very impressed with the service from Hampton Estates. They offer genuine and accurate professional advice from the valuation stage through to completion. Service was with a smile and without the 'usual stereotypes' that can so often be associated with the industry. The sales process was approached with genuine enthusiasm and I would not hesitate to recommend Hampton Estates!

Even until I moved out from the apartment they supported me very professionally. I've been with Hampton Estates for a year and this is the agency who actually cares and takes care of their tenants. The few times we had issue with the property, they acted straight away. Especially I want to say big thank you to Kristofer who was dealing with me all this time. Even after I moved out, he's still happily helping me when I'm looking for mail etc. This is one of the best agencies I had been with.

Would highly recommend Hampton estates. I was working with Kris Dean and I would highly recommend him for you property interests or queries. He was very quick to reply to all emails, calls and queries that came up through out my rental property agreement. Overall a very nice estate agent to work with and would definitely work with them again for future property investments.

I have been waiting since the end of February for a requested copy of a valuation I paid 175 for completed by Hampton Estates for a remortgage with the Danske Bank. After emails and telephone calls to office staff and the valuer I'm still waiting. Poor customer services and poor communication Please respond to emails dated 27th April and today
