Dalila Daniello- response to original review. Thank you for your response As before, is argumentative with no solution at end, but just playing the blame game. I would like to start by saying that I just wrote the review of my own personal experience, and for you to come back like said already- argumentative and picking out matters that wasn't relevant, which from my point of view shouldn't be used in your response ( very unprofessional).
I could have gone more into detail on the review but I didn't, as this is a review not a complaint! We both know that wasn't down just to meters but your service - the wrong contract was created hence null and void. Like already mentioned I wont go into any further details, as I don't believe this is the right place to do so. I wish with constructive criticism your services improve, all the best.

People in this place need to learn how to deal with customers, I was due to view a property today, someone called Jake called me to tell me that they have to cancel my appointment and that I need to come on Monday instead, I told him that I will be at work on Monday and his response was that he doesn't like my attitude and that I will be losing the property if I can't make it on Monday.
I asked to speak to a manager but Mr Jake refused and claimed he is the most senior person there. Judging by his attitude and customer service skills, I highly doubt that's the case. Avoid this place at all costs, as you can see, there are lots of unsatisfied customers leaving negative comments.

They deducted money from our deposit with unfair cleaning charges. They charged us for full cleaning of kitchen even though we cleaned all the cabinets and fridge (except for 1 minor mark on worktop). They also deducted money for spot lights which they promised us that they will replace while we were living in their propoerty. Now they will say "oh it's the responsibilty of tenant to replace bulbs". we don't know how to replace spot lights and we have replaced other bulbs in the flat whenever required.
Since it was a verbal committment not written we could not prove it. They use cleaning company "fresh as daisy" which has no presence on Google, and their charges are so high 250 for cleaning of such a small flat (YES this flat is one of the smallest 2 bed you will ever see, so it's surprising the cleaning team are spending 4 hours cleaning that with no major demage).
If I knew this is how much they are going to charge I would have hired cleaning lady from ilford for 10 an hour :O maybe APS knows money is not coming out from their pocket so they will charge any amount, probably by doing some market research they can find better and cheaper cleaning company. We have been back and forth with them on emails, and at the end I just wanted my deposit back so I let it go.
We were really disappointed with their service, at the end I just thought it doesn't matter if we had cleaned the flat or not they would have still charged us. For new tenants, when you leave property please take pictures as proof that flat/property is clean.

AVOID AVOID AVOID! Even 1 star is too generous! We rented with APS over the past year and their communication is terrible. You have to chase them repeatedly for weeks on end before you hear back and takes even longer for any action to be taken on broken fixtures and faulty windows. Never dealt with the same name from the office twice, get passed around for pillar to post explaining your situation again and again. Would NEVER rent with them again and would advise that no one else does.

The team at APS lettings have been look after 3 very different properties for us for nearly 5 years now. Two in central London and one in Hornchurch. They have done the inventories, all the lettings, the annual renewals, any maintenance issues and even dealt with a claim with one bad tenant. All at a very competitive rate. We cannot fault the team and would have no hesitation in recommending them to any landlord looking for a reliable agent that actual does what they are supposed to do when they are supposed to do it.

I rented from APS for close to three years. No complaints at all. Three issues reported in that time, cooker, toilet and windows. All dealt with by a single phone call with no follow up required. They even came out to let my son in when he forgot his keys. Friendly and courteous I would not hesitate to use again or recommend.
