Peter and Susie founded Kennedys' on their home turf - an area they both felt needed a different take on what being a local estate agent really means. They, along with the rest of the team, have a true passion for property and what goes from making a house a home. Our homes have become more central to our lives than ever before and we understand that.
We are often pitched against some of the big corporates in the business and the question we are often asked is - how can you offer the geographical range that they can offer? The truth is that the technology and breadth of property portals out there has allowed us to be as far reaching as anyone. The difference is that we are a small independent family run business with just the one office.
Probably the most common question we get asked when pitching for someone's business is "so why Kennedys'?" As a result of this we've got pretty good at answering. I guess in many ways it's the same answer as why choose a small artisan bakery, florist, or coffee shop over the big high street alternatives.
However, for many, the burden and exposure of an open-market campaign can be a daunting prospect. The number of off-market sales we do has increased year on year; and so, we reached a natural point to formally create this offering within our business. Discreet marketing is an exclusive way of not only actively selling your home, but also of finding a new home through our search and acquisition offering.

We have viewed a number of properties listed by Kennedys and both my experience and impression of them tells me that they always price the property at the very ambitious/non-achievable pricing target so that they can win the exclusive marketing of the properties. As a result, the properties end up sitting on the market for a long time (6-12 months except for when market conditions are rarely hot or of sellers market like what is happening now in the middle of the pandemic) with asking prices being reduced in the end thus dampening the expectations of the vendors.
They make it appear their properties are one of a kind and therefore command such high prices when compared to other similar properties. This is is also the tone you get when you speak to them on the phone. For example, a property in Downsway, Tadworth was listed at 865K which we justified as only in the region of 800 -815K, but this was ignored. 12 months later and the property was still on the market for the same price which was laughable. Eventually, it was sold for 810K in Jan 2021.
We could go on and on, but they generally make the sellers believe their houses are worth more than they are! The other issue with this company is it tends to mis-represent, like making listings such as 4 /5 bedrooms when in reality it isn't - the 5th room is a dog house or some converted garage that would not really fit a decent single bed in. We had enough of this company.

I am shocked how rude Andy Kennedy is. I just tried to make an appointment for a viewing. His tone and rudeness are completely inappropriate when dealing with the public. In more than one occasion he made the experience unnecessarily extremely unpleasant. I would be careful to engage this company to list my property and would advise to stay away from him.

The distillation of all the negative views of estate agents, even if the only way to save my life was to sell my house, I wouldn't use Kennedy's if they were the only estate agent on earth. From a buying point of view, we gave them our budget and they proceeded to send us details of property a good 20-30k over our budget. If they told us, 'Sorry, we don't have houses in your price range, ' we'd have been fine with that but they just decided to spam us with unsuitable property instead.
From a selling point of view, they needed two reminders to come round to value our house, and the person sent round do the valuation spent more time looking at my wife's cleavage than assessing the house.
