Critical: Professionalism, Responsiveness Not Recommended, I have seen a flat with agent and made an offer on requested rent by landlord. Also I am trying to follow up with him multiple times (multiple times) by email and call. But not getting any response to future process.

A very easy move to a flat with this agency! No hassle and very straight forward.

Such a horrible experience The agent so called Patrick (Pratish Kotecha) is not an honest/ Professional person. We rented a property in Harrow -Flambard road which apparently is owned by the agent himself. Upon completion of our tenancy, his is claiming for cleaning 270, Gardening 500 and Various decoration cost amounting to 200. Before we vacated the premises, we left the place in a good state, me and my wife cleaned it properly, cut the grass on the weekend and left the place in a very good state.

We also got the house fitted with modern blinds. When we moved in there were old rags in the downstairs room and no curtains upstairs. We gave the house a contemporary look The showers don't work and gave us problems everyday despite complaining about it on many occasion. All we got was this is the best we can do, if you want powerful shower than you have to pay high rent that's what Patrick said.

We had a problem with the upstairs toilet and after complaining about this, this was repaired after almost a month. We used to get so many issues but decided to carry out certain repairs at our cost to avoid inconvenience to our self and also did not deduct any monies from our rent. We have been such good tenants, always paying on time also during the pandemic when going through financial difficulties we made sure the rent was paid on time.

We also did not know of the fact the agent (Patrick ) is the landlord and he used to get information from us and tried convincing us the property is worth more than the current value because he knew we were interested in buying it. There was clearly as conflict of interest there. Whenever we had issues in the property, he was the first one to turn up.

The gas boiler is hidden behind a wooden sealed unit and one of the engineers who came to do the gas safety check told us that it is a hazard and that he will not issue a gas certificate for this. After a week we got an email confirming the safety check is complete and were emailed the certificate. We found that really weird! I would strongly advise you not to use this agents to rent a property as they lack honesty, professionalism and do not be surprised of those expensive bills when you vacate the premises. I have to give them one star otherwise it would not allow me to submit this review. From a disappointed tenant

Despite the Corona pandemic and lock down, Christopher Rawlinson team managed to sell my property without any hassle. The process from start to finish was trouble free and very professional. Rawlinson not only reliable and trustworthy but also savvy with the Wembley area and has a long experience. They are also and always up to date with the property regulations and market dynamics.
