Awful unprofessional agency do not work with them if you're a landlord or a tenant they will cheapen everything! I dealt with Akbar and he was acting like a 12 years old boy harassing me messaging and calling non stop for the holding deposit when I already told him I am not available until later that night when I can send it he then sent me laughing emojis when I requested better utilities and didn't respond to me when I asked what's funny after I asked him to be more professional or I'll have to withdraw my offer he said if I don't like it I can find another agency as if their agency is the only one available in Marylebone when in reality it's one of the worst rated agencies and the apartment has been on the market for sometime now which is almost unheard of for Marylebone's market but I completely understand why now.
The manager of the agency needs to keep his employees in check cause they will lose their business because of people like Akbar who is not fit to work with professional people. Absolutely embarrassing and pathetic I feel sorry for the landlords and tenants working with them.

Stay away from this agency. My flatmates and I rented an apartment from them for a year in 2019-2020. There were multiple issues which troubled us. Here are a couple of examples. House maintenance: When we moved in, we were promised that the flat was professionally cleaned which it wasn't. There was residual waste lying around and the kitchen hobs were not replaced. Further into the tenancy, the agency never came to fix even the most basic of items in the flat despite our multiple requests.
For instance, our toilet seat was broken, lights in the bathroom didn't work, etc. In addition, the building in which our flat was located was extremely poorly managed. Halfway through the tenancy our flat (and the whole building for that matter) got infested with mice. The problem was dealt with by inserting rat poison every now and then instead of properly installing kitchen units. Moving out and receiving your deposit: The agency arranged viewings with less than 24 hour notice on multiple occasions. Worst of it all, the agency did not collaborate with us for handing over our furniture to future tenants (which we found for them).
Despite our request to allow for a handover of furniture which both us ad current tenants and the future tenants agreed on, the agency did not collaborate and overcharged us for disposal of brand new furniture items. All this in the midst of a pandemic. 0 flexibility, 0 understanding, 0 human attitude. Not to mention that this is clearly not a sustainable practice - throwing away new household and furniture items when those can be used by people in need.
To top that off, when we moved out the agency lied about a heat detector in the kitchen missing when in fact there was no such detector when we moved in. They used the non-existent heat detector as a bargaining chip to make us pay the inflated price for removal of furniture which we explicitly disagreed with. Lost money, time and energy arguing with people who were clearly not interested in being good to their customers. Very petty and unprofessional. The list goes on, but in summary - avoid at all cost. Crooks.

All I can say is I hope they are a better estate agents than they are property management. I have had the unfortunate experience of living next door to a property managed by Kubie Gold in Gloucester Place. The word disastrous would accurately describe their management skills on this occasion. What should have been a relatively standard renovation project lasting no more than 6 months has turned into something you would expect to see on Rogue Traders.
The property has been covered in scaffolding for at least 3 years, I have been informed by local residents it's more like 5 years (yes you did hear me correctly 5years). The so called builders doing the 'work' are a company called Homestretcher. They tick all the boxes of a cowboy builder set-up, ignorant and uncontactable owner, staff hardly ever on site, badly managed working practices, frequent change of staff, flouting Westminster's working hours etc etc.
I have spoken to both parties and you won't be surprised to hear the the builder blames the management company and they blame the builder with them both blaming the council just for good measure. I have been told the scaffolding is coming down in the next 2 weeks for the best part of 6 months. Both parties have shown absolutely no respect for the neighbours and just carried on doing what they want when they fancy.
For these reasons I have no choice but to recommend avoiding both businesses at all cost. Rumour has it that local residents will be holding a street party and putting out the flags if the scaffolding ever does comes down.

I am a current tenant and have been pleased with the level of professionalism of the team. David has never been putting pressure on me when I found a flat that interested me. There were some items left by the precedent tenant in the flat and they came to pick them up very quickly. Since I moved in I had a couple of minor repairs and the team (mainly speaking to Kevin) has always been very reactive.- even though one of the issues I had took several visits of the contractor (now solved). All in all, I highly recommend this estate agent!

We went to kubie gold having in mind that there would be no hope to finding a flat to rent. It was at the beginning of August when many other students were also competing with us to find a place to stay. We had been to many other property agents and were struggling to even view an available flat. However, Adam from KG gave a very warm welcoming me to us after 6 hours of seeking flats in London.
What was even better was that he had a few available properties in great location to show us in the last hour of his work! We went with him for the viewing and were very happy about one if the flats near Baker Street. But other problems began to rise, they were the flexibility and cost of the rent that made us step back. We have communicated with Adam about our concerns and Adam was very helpful in giving us advice. We were very impressed with his negotiation skills and we soon reached an agreement with the landlord.

David was excellent. David was on the ball and got the sale moving when things appeared to be dragging. He's very good at dealing with all parties, especially solicitors. He made the process much easier. David is attentive and responsive. He always keeps you updated and informed on how things are progressing. Quality service!

Gavin has been impressive managing the day-to-day running of our shared property. He has also helped us and other owners to deal with one of the freeholders. He prepared for and attended the relevant tribunal and we obtained the result we sought. Throughout he has been very professional, well prepared and thorough, as well as being very friendly and approachable.
