Julie has been great - Thank you for all your help over the years! I have been renting through Urban Bases for 4 years now. Any problems have been dealt with quickly and sufficiently. Always kept to their inspections as expected. Would recommend to anyone. Too many people too quick to leave a bad reviews online!

I am currently a tenant but will not deal with Fiona. I respect my landlords decision to let UB manage his property. I don't speak to her simply because I have experienced and still am so, everything that the other reviewers have She lies and fabricates the truth to suit herself and to line her own pocket without any regard for the tenant or the landlord.
The best example of this was that she was happy for me to move into a property not fit for purpose, goes on holiday without organising anything, on her return blames everyone else and then tells me to sleep on my mattress in the back room whilst she sorts? this whilst still asking me to pay rent? To cap it off she then offered me 300 off of my rent to fully decorate a 3 bedroomed house, citing she could get it done for 500? it turned out she had lied to the landlord as well? BTW I think Chelsea is probably a friend of hers as I know for a fact one of her testimonials on her site is a fabricated one and the supposed referee didn't even know anything about a testimonial. If it wasn't for my landlord I would be looking elsewhere with another agent.

Fiona has been very supportive and professional. She has responded very quickly to any enquiries that I have had, and shown a real willingness to offer me support whenever necessary. The property that I have been renting is wonderful, and I have had no problems with the house itself, the furnishings, or the white goods. I will be coming to the end of my tenancy with Urban Bases soon, and I would not hesitate to recommend them to prospective landlords or tenants.

They just have a very "can't be bothered" attitude. Impossible to get in touch with, no help when you finally do, if you need repairs doing you better pray to God your landlord/lady is decent, because Urban Bases will never sort anything for you. Made me drive to Fiona's actual home to drop the keys off because their office got closed down?! Says a lot about the company. Funny how Fiona has rated the company 5 stars and she runs it. Wish I could rate zero.

Landlords be aware and don't go anywhere near this estate agency. I let out a property via them for over 7 years (to the same tenant) and during that period of time they only carried out half a dozen inspections when they should have carried out 28. This resulted in the tenants being able to make significant changes to my property without anyone's knowledge.
When I challenged Urban Bases about this and requested a partial refund of the fees they had charged me, they fabricated inspections reports to suggest that they had carried out regular quarterly inspections. Upon terminating their services because of this, they withheld the final months' rent that the tenant had paid to them. I took the matter to the small claims court (and with the assistance of a Witness Statement from the tenants) the Judge awarded me a partial refund of their fees plus court costs and also ordered them to pay me the month's rent that they were withholding.
The matter didn't end there. The owner of Urban Bases (Fiona Beirne) subsequently refused to pay the amount ordered by the court and I had to take her to court again in order to try and recover the money. I finally got paid by Urban Bases just before the third court hearing which was a precursor to having their bank accounts frozen and getting the court to instruct their bank to pay me direct.
This was more than 12 months after our dispute began. In my opinion Fiona Beirne is a vile and deceitful person who has no qualms whatsoever about carrying out fraudulent practices for her own gain. I would advise everyone to stay well away from this estate agency. They have no scruples and will happily take money off you for zero service. I wish I could give them zero stars.

Should be a zero stars button this ain't a business its a company for bully's to work at. I have 12 different repairs that need to be done and I have reported them over a year period and not one of them have been done I am sick of this company they couldn't care less about a child's saftey as long and they got money in their pocket that Fiona is a disgrace she rate her own company 5 stars yet she harasses Tennant's to get them out the house the landlady wants her house back but she is waitin for us to get somewhere but Fiona has tried anything she is the main bully but I can tell this company something I am stubborn very stubborn so if u want to harrass me go for it cos u have met ur match I promise u that

Do NOT deal with this company, they will fleece you out of what they can and fail to carry out any maintenance on your property. The 'Fiona Beirne' who has rated it 5 stars on Google runs the business! She is a vile woman who drove my heavily pregnant sister to tears when asking for her deposit back. Their reason? The state of the carpets. My sister got in touch with the previous tenants through a mutual friend and Urban Bases cited the same reason to them as to why they were keeping their deposit too.
The house she rented was riddled with damp which my toddler of a nephew has had countless problems with his health because of. They failed to even fix the back gate and blatantly denied ever receiving a call about it. A truly disgusting person, do business with at your peril.
