If your looking for a friendly yet comprehensive service that doesn't rely on high pressure tactics then this is your team! At no point did they belittle other estate agents to gain my business (as some of their competitors did) they simply offered a friendly approachable but highly competent service in the selling of my property. Horrendous - allowed a cannabis factory to be set up in a property under their fully managed service. I used Barrington Caddick to rent out my fully furnished home in Birkenhead. Because I had recently had to move hundreds of miles away for work, I paid for a "fully managed" service. At first their professional management of my property seemed to be going well in that they found a tenant, who they apparently vetted fully, and who by all accounts loved my property so much he was keen to purchase it if I was ever prepared to sell it.
As time went on however, occasional rental payments went missing started going missing, and were only transferred to my account when I called up Barrington Caddick to enquire why the rent had not be deposited in to my account. The routine inspection reports I was paying for also ceased. After nearly two years, one of the office staff called me one day to say that my tenant had handed in his notice and to let me know when my property would be vacant for it to be re-let.
Once the tenant had vacated I went to inspect the property myself and was beyond horrified by what I found. The tenant that they had "carefully vetted" and supposedly been undertaking routine checks on, had left the property and taken every item of my furniture with him. this amounted to thousands of 's worth of furniture. The only thing he hadn't stolen was my garden shed, which he had sold to my next door neighbours, who had lifted it, still fully built, over the garden wall.
The tenant had also removed two enormous carpets and just left bare floor boards behind. As if that wasn't bad enough, when I got up to the top floor, I became suspicious of very dirty handprints on the wall just underneath and adjacent to the hatch into the loft. Further inspection of the loft, revealed the remnants of a full scale cannabis growing operation, with ventilation and lighting still left behind, as well as gaping holes in the walls of the chimney stack.
Shortly after I had arrived at the property and discovered all of the above, I called the agency and demanded a meeting at the house with Mr Caddick. As was to become customary practice for Rhys Caddick, the he dispatched some newly recruited, young agent to meet me at the property, whose first words to me were "well the tenant appears to have left the property in a good condition". Needless to say I made it abundantly clear to the newly recruited agent that I was horrified at the theft of furniture and carpets and also the cannabis factory damage that had occurred to my property during their fully managed service, to which the young agent mumbled that he felt this was something he should refer to Mr Caddick before he practically ran out of the house.
Numerous telephone calls later and at least four visits to the agency and to this day Rhys Caddick has never once had the courtesy to call me, nor the courage to meet me and has instead continued to hide in the back room of the estate agency and use the various female front office staff as a shield to hide behind. I have never in my entire life witnessed more gutless, spineless, pathetic behavior than a man use women to hide behind because he is too scared to have a conversation about the failings of his agency.
I have never seen the depot I was owed either. I am still seeking legal advice as to how I can claim compensation from Barrington Caddick for the damage done to my property and also for the theft of my items.
