Before your Tenancy application can be fully considered, you will need to pay to us a holding deposit equivalent to one weeks' rent for the property you are interested in. This is to reserve a property subject to contract, referencing and immigration checks. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Could the issue be easily remedied? Lots of information can be obtained to resolve simple every-day problems via Google and Youtube. You may be liable for costs (variable) incurred as a result of a landlord arranging for someone to attend the property at the request of a tenant, when the problem has been caused by the tenant in the first place, such as a blocked washing machine, blocked sink, broken window, careless breakages, lost keys, or keys locked inside a house etc. When reporting a maintenance issue please give us as much information as possible, supported with photos of the issue.

An unprofessional or novice estate agent, called before our viewing appointment to ensure we could afford the house we wished to view. She had obviously forgotten about the mortgage in principal and investment statement we had emailed a week earlier. She arrived late for the viewing, did not introduce herself and was clearly in a rush to get it over with. Thankfully, we found our new home through another agent, qualified and interested in assisting us all the way through the process. Our fault really - we should have read the reviews on your agency.

I have bought and sold many properties over the years and I have to say that Michael Jones Estate Agents are the finest I have ever used. They are very modern, professional, competitively priced, family-run business who offer that good old fashioned personal touch. I couldn't recommend them more highly.

We cannot thank Michael Jones enough for their fantastic work in selling our property. We were delighted by their professionalism and efficiency in securing many viewings and offers. They managed the sale impeccably, even during the unprecedented market conditions of the last 6 months. We would highly recommend Michael Jones for a very competitive, high quality service.

Will never use this estate agent again! Firstly, upon check-in, they fail to tell you they will come around every 3 months to check the property. The normal procedure is every 6 months, 3 months is excessive and you feel like you are constantly being invaded and monitored in what is supposed to be your own home (whilst you rent it). You're supposed to be able to enjoy what is classed as your home under law when you rent it but this isn't the case with them. So, if that wasn't all at first.
Two years into our rental, we were having issues with neighbours. The new neighbours were loud, throwing parties every weekend which went on until 2am and beyond each time, they had unruly children that screamed from the time they woke till the time they finally went to bed at whatever hour. The neighbour down the road (where our new neighbour had moved from) explained to us they were an issue when they lived next to her, Michael Jones Estate stated there was nothing they could do so if we were unhappy all we could do was hand in our notice.
As we no longer had a contract as the tenancy was up, this is what we did. The tenancy stated at the end, should we wish to leave we had to give 30 days notice, which I did. They then tried to stated I had to stay for 60 days as it needed to go from the date my rent was due, when I advised them they were incorrect and should they be unsure, they should take legal advise, they suddenly agreed with me. Secondly, they will deduct money from your bond to have an inspection done at check-out.
Never in my life has money ever been deducted from your bond to complete a check-out inventory. They sneakily hide this in the terms of your tenancy agreement, which having looked, they shouldn't be doing. Lastly, we received the check-out inventory which stated it was cleaned to a high standard and was the same as check-in and ready to be re-let, therefore, the bond should have been automatically returned, but no!
They wanted to see copies of my bills to prove I had paid them before I left. such as gas/electric etc. I contacted the relevant companies and transferred all my details, final meter readings and monies etc but they wanted access to all of this as proof. How rude! Not only rude but this shows my bill amounts and personal account information that they wanted to see.
I had to email them advising they had no right to request that information and the bond needed to be returned. Then they said they had "30 days" to return the deposit to us. NO! The law says this must be returned within 10 days, where did they get 30 from? It should be within a deposit protection scheme and paid back by the scheme who hold the payment, so why would they need 30 days?
Why would they claim they have 30 days when the law clearly states 10? Again, something fishy there aye! After a lot of issues, we finally managed to get back the 1,460 (as they deducted 40.00 to cover the cost of their checkout inspection.wrong wrong wrong) They also tried to say that they would 'wait and see' what the landlord says as we "left a month early" which was incorrect, the terms state we were to give 30 days notice to leave the property, which is exactly what we done.
Nowhere in the terms did it state we could only give notice on the day the rent was due, it just stated 30 days. They cannot withhold the bond unless they have a genuine reason, such as damage or unpaid rent, they had no reason whatsoever, but as stated, we managed to get it back Very unprofessional company and they appear to have no clue whatsoever as to the law or what they are doing, and they rudely email you throughout your tenancy expecting you to drop thing such as work immediately to be available at home when they need to visit. Things never seemed right from the moment we got the keys and I feel sorry for anyone using this letting agent for renting.
They are just awful and a shambles of a company when it comes to the way they treat their tenants and by the looks of things, will do anything to squeeze more money out of you. Never again. So glad I am out of there.

We recently sold our house in Cardiff, and after the house was appraised by three major Estate Agents, we chose Micheal Jones and Son. They proved to be highly professional and efficient, were the most competitive, had the best knowledge of the market and prices, and kept us fully informed at all stages of the sale. We received an acceptable offer within two weeks of marketing the property. Micheal Jones and his friendly team progressed the sale by maintaining continuous contact with us, the buyer and both solicitors, until exchange of contracts.
We were completely happy with everything that they did for us, and would not hesitate in recommending Micheal Jones and Son to handle the sale of your property. Brian & Ann Evans.

I invited the agent to my property to provide me with a valuation. I felt that no effort had been put into researching the area. He was in and out within 5 minutes. My house was compared to a house a few doors away which is of standard construction and in a decrepid state. My property has been extended with a 20ft kitchen, extra bathroom, porch, underfloor heating throughout, extra bedroom and a loft room as well as landscaped gardens. Needless to say we've sold our property within a week for 40,000.00 more than they valued ours at. Wouldn't recommend if you have a property that isn't exactly the same as every other one in the street.
