Very, unprofessional and scrupulous. I made the mistake of not reading previous Reviews on other sites. I was purchasing a property from them for 3 months +, incurred approx £8k in surveys, broker fees etc. Property was immediately listed as SOLD and Contracts/Memorandum sent to my Solicitor. Last week, 1-2 days before funds were due to be transferred and 4 days after the Agency suddenly went 'no contact', I saw the house placed back on the market for SALE. This was just a smoke screen, as Roger Cotton (0wner) claimed that he put the property back on the market at 2.30pm and that by 3.20pm (only 50 mins later) on the same day, he had found a 'cash buyer', had approved funds/ID and received agreement by the Sellers, who typically took 3/4 days to respond. I have been gazumped without any notification. Reid and Dean refuse to transparently explain, provide admission and continue to lie and make false allegations. This is what another Reviewer reported 2 years ago. Very upsetting for our disabled family. They were either marketing behind our back, or knew the 'new' Buyer, due to the speed of everything. The survey was devalued at £50k + SDT increased. At the same time, R&D reduced and sold a neighbour house from £600k to £450k. Thank goodness I did not use them to sell my house. Still recovering. Beware, whether Selling or Buying from them.

From the moment Roger turned up to our valuation with his print out of information all about our property, he stood out from the other 4 agents who had been round. He mentioned in passing that he had driven past our property the evening before to check it out and had looked at the plans online before he even visited. This due diligence is what made picking Reid and Dean an easy decision, and we are pleased to say that from then on dealing with them has been a pleasure.
They advised us on the best price to put as the guide price in order to achieve the most views, and we sold our house for the top of our asking price within 24 hours of it going live. The first people to view, bought it. Our mortgage broker said that was almost unheard of in these times.

ABSOLUTELY DISGUSTING AGENT! ROGER COTTON SHAME ON YOU! Half way through my brother purchasing a home with Reid and dean, of which he had already paid for a survey to be done and for solicitors, this unethical agent showed someone else the house he was purchasing and sold it to them instead. The most unprofessional agent I have ever heard of. DO NOT BUY FROM THESE PEOPLE.
If I could give zero stars I would. It's a shame your company made it through the pandemic when so many deserving agents didn't. I will be making sure this is one of many bad reviews left as it is the least you deserve :

Avoid. They'll sell you a house, two months later continue to show it to others and then call you to say 'money talks so match it or lose out'. If you're either the seller or buyer of elms avenue, you should know that Roger Cotton, MD of Reid & Dean, has blamed this unethical behaviour entirely on you both, taking no responsibility. After our offer was accepted, we were told the property would be taken off the market, and no further viewings would happen.
It was marked as SSTC. From the getgo, we were lied to and misled. Gillian made us aware of a change of lawful use application and that was in the process and would be cleared in March. We spoke to Gillian and Samira multiple times who had said yes it will be this week, )This was a lie. The application was submitted on 11th April. Effectively, we were lied to, to get our offer over the line.
It almost seems as if they never had any intention to sell to us. During the 2 months post-sale agreed and memorandum of sale, communication from Reid and Dean was poor. not one of my emails submitting offers in writing were actually replied to. About 6 weeks into the sale-agreed, we rang and spoke to Samira to see how the sellers were getting on with finding somewhere. Samira said she doesn't know because she didn't want to pester them so would not be ringing them for an update. Trying to guilt trip us for daring to query our property purchase. 2 weeks had passed since we had been told to basically back off.
Like anyone 2 months into a sale agreed, we felt it was appropriate to ring to see how the sellers were progressing. At 5.30pm on a friday evening, Maria, office manager called us back. Maria opened with, 'yes! They have now found and had an offer accepted on an end-of-chain new build.' Maria then proceeds to say 'well I have something else to tell you.
They've had a new bidder offering 25k more (they disclosed the actual figure too) They really want to sell to you though, so can you match this?' Maria confirmed that if we 'can't get near it that the seller would proceed with the new offer and we would no longer be the buyer'. Maria said 'money talks'. How disgusting. So on 7th May we visited the office.
Only Samira was there, and once we introduced ourselves, immediately tried to distance herself from the case. We were told Roger was on his way back and we chose to wait for Roger's return. Whilst we waited, Samira asked us did Roger know we were coming, and I said no but we'd like to come in and discuss how this is unethical, immoral, it's so horrendous it's illegal in Scotland.
To each of them, Samira said 'I know, I know'. How embarrassing, that your own team are happy to acknowledge that their MD's actions are completely inappropriate. Roger turns up 20 mins later. Roger is chopping and changing his story. Ultimately blaming the new bidder for everything and it was completely out of his control. It came out that this other buyer had rung just 3 times.
This is what Roger deems, so persistent he couldn't be stopped, he would have got his way'. If we rang 3 times, we'd be lucky to get a call back from Reid & Dean. It then, evidently became very apparent that the new buyer had said he'd like to consider putting an offer in. At this point it's important to note, this is not an offer. In fact, Roger, verbatim, said that he said to this new bidder, 'he would not accept the offer until he had done a viewing.' - Roger facilitated a viewing on a property that was off the market SSTC. Roger then said after the viewing, the offer came in. Roger facilitated that viewing.
All he had to do, was stick to what was true. The house was off the market, SSTC. They can be contacted if the house sale does not proceed. Since then, it also has become apparent that this was all ongoing much earlier, as we followed their formal in-house complaints, and Karen, the complaints manager, actually confirmed conversations with the new buyer we're happening and being entertained much earlier that Roger Cotton claimed. So avoid. They are untrustworthy and have no backbone.

A huge thank you to everyone at Reid & Dean for making our first house purchase as smooth as possible. I cannot recommend Reid and Dean highly enough. They went above and beyond to provide an outstanding service throughout the sale of my mother's bungalow, which proved a challenging and frustrating experience for all as the sale fell through three times, through no fault of theirs. Each time they swiftly found a new buyer, within days if not hours.
They were highly professional, always returned calls promptly and kept us informed of progress at all times. They were always prepared to spend time discussing matters and truly seem to care about their clients. Many thanks Roger, Sam and Gillian - a fabulous team! In addition, Zoe has been handling the letting of our rental property and has also done an outstanding job.

We used Reid & Dean to sell our home. They were amazing and we had a full price offer on our house within 24 hours of going on the market, with their wonderful professional pictures of our house really helping create interest from buyers. Even more impressive was the way Sam in particular helped us through the sale process. He could not have been more patient and persistent when we hit roadblocks with the process - and we ended up moving within 2 days of the date he had predicted over 2 months before!
Everyone at Reid & Dean were amazing when it came to customer service. If you want an estate agent that will really take care of you and earn every penny of their commission you should use Reid & Dean.

Reid and Dean were superb. They were thorough and businesslike, and as well as marketing our house very well indeed with proper photographs taken by Sam who knows how to use a camera, worked tirelessly with us to make sure everything that they could work on went smoothly. They were realistic with pricing the house, explained everything clearly and were there when we needed them - Roger spent 40 minutes one Saturday morning helping when a sale fell through, and the house sold again that afternoon. I can't recommend them highly enough.
