All the team at Smart Homes are very professional, they keep you updated at every stage of the letting process. The tenant referencing process is very thorough to ensure applicants are suitable. I would definitely recommend to anyone looking for support with all aspects of letting property.

The service I have received from Smart homes has quiet frankly been shocking. After renting a property for 2 years we received notice in September that our land lord was selling up and we would need to find somewhere else to live. Smart homes delivered this message and gave us no alternative options or offered to help find another property to move to.

We found somewhere with another agent and gave our notice to move. The final inspection came and the lady that did it commented on how clean the house was and to expect an easy hand over to receive our deposit back within the 10 working day time scale. We moved out into our new property and paid an up front deposit with the thought in mind that our money would come back to us very shortly.

Smart homes then conducted the leaving inspection and 10 days later after continuous chasing decided to tell us that the landlord was not happy with the cleanliness of the property and has requested a price for a professional clean. I contested this and asked for evidence. I was sent pictures of dust behind the toilet, a crumb in a cupboard, a hair on a skirting board, a weed on the drive and many other petty things.

When challenged i was told that this is the level of inspection that is conducted and that a price would obtained for a professional clean. Three weeks then passed with Smart homes still holding our deposit because apparently they had not been able to get hold of the landlord to discuss costs to deduct from us. I then had to chase Smart Homes repeatedly and threatened to submit a dispute to the TDS to see if they could speed up the process. Miraculously the agent made contact with the landlord and informed me that they would be deducting 100 from us for "a sparkle clean".

I found this a bitter pill to swollen but because we are in desperate need of our deposit back I agreed on the reduction. Four weeks have now passed and we still have not received our deposit back. I feel that because we found an alternative letting agent to use this time Smart homes has taken the opportunity to firstly take money from us ( will a sparkle clean really be done) and only has the interest of the landlord who I suppose will be selling their house through them.

We have received very poor service from Smart Homes in these pressing times and are still waiting for our money which i find disgusting and would not recommend using them for these reasons.

I have used Jamie and the team at Smart Homes to buy, sell and rent out properties. Their service is excellent, great communication and advice, always friendly, they offer impeccable 5 star service every time. Highly recommend, I wouldn't use anyone else.

In a crowded marketplace its great to find a business which stands tall above the rest. Smart Homes walks its talk. It is a super professional business from initial engagement to closing the sale. My family have worked with the Smart Team to sell multiple properties over many years and even when the market was tough there was a positive attitude and a resilience which got us through to the sale. Recently purchased a house through smart homes and the process was seamless throughout thanks to the hard work from everyone involved at Smarthomes. Jo and Louise in the new homes departments were great and Louise Lewis who helped sort all of our mortgage and life insurance was outstanding throughout. We recently rented through Smart Homes. Don't expect this Agency to look after you if their Landlord client decided not to fix vital household facilities from day 1 of the tenancy OR decides to withhold your deposit EVEN when you have Re carpeted the house and left it better than you found it! Don't expect Smart Homes Rentals office in Dickens Heath to protect you, keep you free from conflict or unnecessary stress.

They are not able to identify Or choose between Reasonableness & UnReasonableness and do the right thing. It all smacks of protecting their income not their tenants! Property is 51 Queens Avenue

We brought a property in the Tidbury Green area and sold a property in Dorridge through smart homes estate agents. Although they are based On the Stratford Road in Shirley they had fantastic knowledge of all areas within the Solihull borough. I have to say their customer service was excellent from start to finish and I have already recommended to friends and family and wouldn't hesitate to use them again to sell our next one.

Enquired about an apartment but cannot comment much as I did not pursue it. The staff were all friendly and helpful. They do have a wide selection of properties to buy or rent. You have to be aware of parking restrictions as cars do get tickets outside there but there is parking at the side of the building where the yellow lines do not extend to and parking spaces.

We feel our customer service and image is superior to any of our competitors, a formula that gives our customer's the edge. Well Jamie it certainly has been an experience, one I would never like to repeat again. You were recommended to me, something I could not reciprocate, your web site and literature portray you as the Number One, the best in the business.

Yet you have no online reviews, strange, well you have now:- Maybe my expectations are too great and my standards too high. You were contracted to manage my property for which you received a fee, yet you appear to be more tenant orientated. I have the expectations of a normal person what I abhor is commercial bad practice and shoddy professionalism. Having read your web site you appear to be Gods gift to the home owner.

Your statements includes over 120 years experience in my case it would seem like 1 years experience 120 times, What went wrong? not with just the departed tenants but the whole experience of appointing Smart to Manage our property. A catalouge of errors from the start, no copies of inventories, incorrect descriptions, and items missing. No copies of certificates, double certificating and charging, double charging for insurance and deposit protection.

I have yet to receive a tenancy termination report and inventory check on the recently departed tenants. Submission on the TDS dispute report that they were receiving housing benefits which invalidates my insurance. Inspections that appear a cursory hello how are you today, an inspection report lacking in substance, failure to ensure the tenants are keeping to their contractual agreement and a lack of judgment in what is overgrown, misuse, negligence, damage or fair wear and tear.

We went to view a flat in Hall Green to let, courtesy of Smart Homes last week. Unfortunately, the member of staff who was supposed to be showing us round was quite late - which didn't get the whole thing off to a great start, let's face it. This estate agents gets points, however, for finally sending someone who actually knows something about the property out to show us round - which made a real difference.

It was nice to be able to have some, if not all, our questions answered. She also came prepared with various forms, fees and we didn't feel rushed through the property either. On purely a customer service level this seemed to be one of the best estate agent experiences we've had whilst looking for a place to rent. It's just a shame that we were left standing the the rain for 10 minutes before the member of staff actually turned up to show us round.
