You can email, telephone or drop into one of our offices to arrange for one of our experienced sales managers to visit your property and discuss current market conditions with you. We will recommend an asking price and propose a marketing strategy tailored to your specific needs. We recommend engaging a solicitor at the earliest possible point in your sale in order that they can apply for deeds and arrange for draft contracts to be sent out promptly to the purchaser's solicitor.If you have an existing mortgage we recommended contacting an independent financial adviser to establish whether there are early redemption penalties and also to discuss other mortgage products for an onward purchase.

Absolutely delighted with Sean at Lawson Rutter. He was professional, efficient, honest and charming. He had to have hard conversations with me but he did so diplomatically. He knows the market not me. And once he'd got me an amazing offer on my property he handed me to their "Sales Completion Manager" at no extra cost to me. Claire was fabulous. I don't know how any agents work without a "Claire". She was on the phone daily to the buyer and me and the solicitors. She left nothing unturned and took all the stress away. Lawson Rutter really are the go to agents in SW6.

I have been a 'landlady', with Lawson Rutter as my agent for the past 5 years. I can honestly say that Loren is by far the best, most efficient and most courteous agent I have used [and LR are the 3rd agent I have used]. I have never had to wait for any required repairs and the odd emergency has been dealt with quickly and with minimum fuss. I wholeheartedly recommend them.

We have used Lawson Rutter most recently to rent our property out. Loren, our property manager has been amazing - efficient and very responsive both for us as landlords as well as for our tenants. She has gone above and beyond the call of duty following a flood at our property and has been helpful, kind and above all, patient. She is now helping to manage our renovations. I would highly recommend this agency for sales as well as rentals - the teams know the area like the back of their hands and they are very professional.

I have used Lawson Rutter for the past 4 years to manage a property I let out in W14. The lettings and the property management teams are brilliant.they have been great finding tenants, their rates are very competitive (lower than there larger competitors), and their contractors are reasonable and responsive. Special mention to Loren on the property management team, who is amazing and sorts out any issues with the property. Lawson Rutter have been managing my property for almost 15 years, which I think says everything about how helpful and professional they are. I have really had to do nothing other than answer the occasional email. Lawson Rutter have looked after my property for over a decade and I have no hesitation recommending them. I found my own tenant so they provide a management service - back-up for me and my tenant with managing the property. Loren is very pro-active in handling the regular admin and in responding to emergencies - and Julia in accounts super-efficient.

Thanks to Loren and Romilly for all their support and professionalism through a difficult period of time after our flat had been flooded. From seeking alternative temporary accommodation and liaising with the landlord and insurers on our behalf to assisting us with closing all our accounts, even after we had officially moved. Lisa at Lawson and Rutter was so incredibly helpful throughout my moving process, despite difficulties from my current letting agency Lisa was always friendly and helpful and never needed to chase or prompt for answers to my many questions. I have rented from numerous agencies over the past 10 years and have never found it as simple and straight forward as with Lawson and Rutter!

Have been with Lawson Rutter as a tenant for 4 months now. They are utterly terrible at the most simple things such as responding to emails or calling back when they have promised to do so. Every contact with them is a constant struggle for their attention. Promises things in the house will be repaired or replaced and then fails to act as they promised.
Don't expect them to be apologetic about it either. They will always blame the issue on the handyman. If they feel you are being too demanding about things such as wanting your cooker to work or having the house properly cleaned before moving in, then they will not try to hide that but instead happily raise their voice and act out. What they ARE excellent at is charging unreasonably high fees for things such as reference checking and sign-on fees. Expect the contract to cost several hundred pounds more in the end, than you could imagine. Can't wait for the break clause date to come.

Lawson Rutter is the worst rental agency I have ever had to deal with. Getting even the most simple things done such as calling back when promised or replying to emails is too challenging for them. Good luck getting something fixed in the house within weeks of reporting it. All they care about is getting their fee which is ridiculously high for even very simple things.
We ended up paying several hundred pounds just for getting our references checked and to sign a contract. Much more than we've ever paid another agency, and with much poorer service. Wish we've never had signed the contract.

Lawson Rutter is, without any qualification, by far the worst letting service I have ever worked with. I have let properties in Rome and the United States, as well as two other properties in London. I can't even exaggerate how bad LR are. If the story weren't true, it would almost be comical. The big problem? Boldface lying. Probably motivated by, as described by Anon28347, their "barefaced greed".
I also perfectly understand what both Anon28347 and A Customer says about them taking forever to fix something. After emailing them about a problem, one of two things will happen. -The most likely thing to happen is there will be no reply. Then you wait a few days, maybe a week, then email again. Wait a few more days, no reply. Obviously, the email route isn't working, so you call the office.
Of course, there's no one to talk to, so you have to leave a message with the secretary or whomever answered the phone. Then, wait a few more days with no call back before calling again. -If, by some miracle, they do call or write back, they will, most likely, as in the case of A Customer, tell you to fix it yourself. Since I'm not a plumber or a carpenter, and, more importantly, because my lease agreement says they will arrange to have the problem fixed, I insist that they do something.
After some back and forth over the next few days (hey, at least they're calling me back) they finally will agree to call a plumber to look at the shower or get a carpenter to fix the window panes. You will be forgiven for thinking that you have won and the problem is resolved. Because you haven't won. In fact, they've just figured out a way to make some more money off of you. They'll send a quote to the landlord, whom I was in touch with.
The landlord looks at the quote, emails me about the problem, and we both agree that the quote is crazy. But, as neither of us are plumbers or carpenters, we decided to consult some people who are. They come to the flat, look it over, and give a quote for 3500 less than LR's quote. The landlord had someone else come and look at the window panes and the quote was 2700 less than LR's.
Same thing with the plumbing- LR's quote was 2000 more than the guy the landlord eventually went with. Yeah, that's all annoying and time-consuming. (It sucked not being able to take a shower for three weeks and to have a freezing cold draught- actually, more like constant gusts because the window was in such bad shape- for a month and a half from the beginning of December until January.) But they were so disorganized or mismanaged or whatever that when I paid my rent, more than once I received an invoice stating that fees had been incurred because I hadn't paid the full amount of the rent.
Of course, I had, but they made that same mistake twice in seven months, and then tried to take the "fees" out of my deposit at the end. It took two months to get that money back. Or rather, two months after I finally got my deposit back, which took a little more than three months for them to return to me, and even that was only after several emails and phone calls asking for a reason as to why the deposit was being withheld. (And if you're wondering, no reason was ever given.) I was writing to the landlord through all of this, and he apologized and told me that he wasn't going to be using them again for any of his properties since these types of issues had been happening repeatedly.
I can only imagine what fun he went through with them. To top it all off, like with A Customer's experience, as a final send off, they had the nerve to tell me that I required an unusual amount of correspondence.
