If you have a property to sell, the first step you should take is to put it up for sale. Why? Because, if you see a house you want to buy you may not be able to buy it without the money from your own house. Also, many estate agents consider you a "non-proceedable" buyer - which means, you are a potential buyer but you can't actually proceed because you need to sell your own house first.

Advertising & Marketing your property on our State of the Art website, UK's leading property portals, emailing and sms message details to all potential applicants along with newspaper advertising where appropriate.
We either check references in-house or utilise the services of a credit-referencing agency to take up the following references, here are the references we will generally need: Employers Reference Stating length of employment, current annual salary and job title. Personal & Photographic identification (passport or driving licence).
We use an independent inventory company to carry out a Check-In and Check-Out service on all properties (if the landlord wishes to use this service). The cost of a check-in and check-out are identical and can vary from 108 (including VAT) to 240 (including VAT) dependent on the size of property and the amount of furnishings in the property and is payable per tenancy (not per tenant).

Avoid this agency, they do not screen landlords and do not protect you as a tenant. I've only just resolved a year long legal dispute with the landlord represented by this agency. They were less than helpful during my tenancy, the property was badly in need of repairs, the water pressure was minimal with the shower being a trickle. The agency would ignore my requests for assistance, palming me off at every opportunity.
They did NOT protect my deposit and when challenged they ignored all my calls and emails. I suspect they write their own reviews to try and raise their profile, their service is abysmal as these reviews reflect. Please avoid and do not give them your money

Contacted agent Lee, I am not sure if it is the real name but the property advertised under name Lee scheduled a viewing for 2PM, but unfortunately the City Mapper brought me to a different property it was 2.02PM when agent called me and I realized I am at the wrong address so I explained the situation and told the agent I am 12 min away and I can make my way to the property immediately.
The agent told me he cannot wait 12 min as he is really busy and literally told me: "If you run and can make it in 7 min, I will wait for you", such attitude. You lost a potential tenant I was ready to pay for the place today, but that attitude shows what kind of agency it is, very unprofessional and careless.

Critical: Professionalism, Quality, Responsiveness, Value Didn't fix vermin problem in the flat, which they hadn't disclosed on moving in. Member of staff was aggressive towards me then they were just unresponsive and took all the deposit off me as it was linked with a housemate. Now can't get through to them to try and get my money back.
